Living at Hollymead Square, you’re just a 6-minute walk from Newport station, with direct trains to London Liverpool Street in just over an hour and Cambridge in under 25 minutes - perfect for balancing village life with city access.
Families benefit from excellent local schools, including Newport Primary (5-minute walk) and Joyce Frankland Academy (15-minute walk). You're also just a short drive to Bishop’s Stortford (20 mins), and Cambridge (30 mins).
Resident Caroline says: “Connectivity was a big factor for us. Frank goes into London regularly for work, so we wanted to be within walking distance of a train station – but when you look for properties within genuine walking distance of a station, you realise how few of them exist!”
The Sunday Times' list of the 72 best places to live ranked Saffron Walden as the top spot, based on factors such as schools, transport, broadband, green spaces, high street health, and mobile signal.
Known for its stunning historical architecture, top-rated state schools, vibrant cultural scene, and rapidly growing foodie culture, it offers something for everyone. The town’s excellent commuter links to both London and Cambridge make it an ideal location for those looking for convenience without sacrificing charm.
From a traditional toy shop and stylish clothing boutiques to the well-loved Hart’s Books, there’s no shortage of local treasures. Foodies will delight in the variety of offerings, from butchers and a fishmonger to a fantastic bakery in Mini Miss Bread. Not to mention Chater’s, a popular café, wine bar, restaurant, and general store, with the added bonus of a vermouth distillery.
The lively Saturday market, often compared to a slice of the South of France, is a local favourite. Saffron Walden is truly a town on the rise.

My & Mrs Young found their ideal family home at Hollymead Square and share their experience.
"Initially, we thought that a family home in this lovely setting might be beyond our budget, but when we looked at the figures in more depth, we realised the difference the property’s energy efficiency level makes. Overall, the maths determined that purchasing this home would boast a huge potential saving. It was a game-changer for us.
Hollymead Square has it all – our new home is perfect, and it sits in the ideal location. The excellent sustainability credentials will also have a positive impact on our family life, and we feel very lucky to have found our home here.”
