General Terms and Conditions

Any offer promoted by Hill is subject to contract and status. Offers are on selected plots only and are subject to availability and as stated in the price list.

The offers advertised cannot be used in conjunction with any other offer or discount on the same plot unless expressly stated otherwise.

Prices and details are correct at the time of going to press or publication.

If you are interested in a particular development, please contact the development in question.

Please note that any offers may vary from time to time and you should refer to the development which you are interested to discover which offers are available on specific plots and development.

Any offer in relation to a selected Hill development will be subject to specific terms and conditions which are set out above.

Purchasers will need to ensure that their mortgage application includes details of the incentive and their lender is aware. Please note that not all lenders accept all incentives so buyers will need to ensure that this is clearly communicated to their lender/broker.  Hill will not be liable for the refusal of a mortgage based on the borrower’s individual circumstances which leads to the loss of any reservation fee.

These terms and conditions do not affect your statutory rights.

Your home may be repossessed if you do not keep up repayments on your mortgage.
 

Stamp Duty Paid
1.    This offer is for Stamp Duty Paid.
a.    The cost of Stamp Duty Land Tax (SDLT) will be deducted from the purchaser’s legal completion statement, therefore purchasers are still responsible to pay their own SDLT. 
b.    The incentive will apply to the normal rate of SDLT only and does not include the higher figure paid by those purchasers who will be owning more than one property (second home owners or buy to let investors etc.) or certain corporate bodies. 
c.    The value of the stamp duty will be clearly confirmed on the reservation agreement and will be the figure applied on legal completion, regardless of whether there have been any changes by the government between reservation and legal completion. 
2.    This offer is available on selected developments and plots only, as shown on the website and price list for qualifying plots and developments.
3.    This offer cannot be used in conjunction with any other offer or discount.
4.    This offer is only available to buyers purchasing the property for their own or family occupation.
5.    Buyers must meet the lenders eligibility criteria.
6.    The customer must exchange contracts on the qualifying property on or before the date specified on the reservation agreement. The customer must complete on the purchase of the qualifying property to be eligible for the incentive.
7.    Hill reserves the right to withdraw, extend, amend or reintroduce this offer at any time prior to the reservation agreement being signed/the reservation fee paid.

 

Leagl Fees Paid

1.    This offer is for Legal Fees Paid.
a.    Hill will pay for the purchasers legal fees by way of a deduction from the purchasers’ legal statement, therefore purchasers are still responsible to pay their own legal costs using the money not collected on legal completion.
b.    The value of the legal fees will be clearly confirmed on the reservation agreement.
2.    This offer is available on selected developments and plots only, as shown on the website and price list for qualifying plots and developments.
3.    This offer cannot be used in conjunction with any other offer or discount.
4.    This offer is only available to buyers purchasing the property through their own or family occupation.
5.    Buyers must meet the lenders eligibility criteria.
6.    The customer must exchange contracts on the qualifying property on or before the date specified on the reservation agreement. The customer must complete on the purchase of the qualifying property to be eligible for the incentive.
7.    Hill reserves the right to withdraw, extend, amend or reintroduce this offer at any time prior to the reservation agreement being signed/the reservation fee paid.


Assisted Move

1.    This offer is for Assisted Move.
Reserve the home of your choice and Hill will assist with the marketing/sale of your existing home:
a.    Hill will instruct an appointed agent to inspect the purchaser’s current home.
b.    Hill will arrange for independent valuations to be undertaken by an appointed assisted sale marketing company, based on securing a buyer within a 4 week selling period.
c.    The appointed agent will suggest a realistic selling price and selling strategy for the purchaser’s home based on the independent valuations.
d.    On agreement of the suggested selling price and strategy, the purchaser will complete a reservation form and pay a reservation fee for their selected, qualifying property.
e.    An Assisted Move Agreement form will be completed by the purchaser.
f.    The qualifying property will be secured for a 4 week period, subject to availability on the specific plot. The agreed period will be clearly noted on the reservation agreement.
g.    The appointed assisted sale marketing company will instruct estate agents to sell the purchaser’s existing home within the agreed period.
h.    Hill will work closely with the agents to ensure the existing property is frequently advertised and all viewings followed up.
i.    Once an offer is accepted, a sale subject to contract will be agreed.
j.    Should the purchasers existing home remain unsold at the end of the agreed selling period, Hill will either:
i.    Agree to extend the selling period further;
ii.    Fully refund the reservation fee.
m.    Hill reserve the right to re-market the reserved plot for sale after the agreed term if no extension has been formally agreed.
n.    Hill agrees to pay the estate agents fees incurred as a result of the successful sale of the purchaser’s existing home.

Gift Voucher Incentive

1.    This offer is for a Gift Voucher Incentive:
a.    Hill will provide the purchaser with a gift voucher which will be given after legal completion and given to the customer as part of the handover process.
2.    This offer is available on selected developments and plots only, as shown on the website and price list for qualifying plots and developments.
3.    This offer cannot be used in conjunction with any other offer or discount.
4.    This offer is only available to buyers purchasing the property for their own or family occupation.
5.    Buyers must meet the lender’s eligibility criteria.
6.    The customer must exchange contracts on the qualifying property on or before the date specified on the reservation agreement. The customer must complete on the purchase of the qualifying property to be eligible for the incentive.
