Quality and craftsmanship

Myth: New builds are poorly made
Reality: Every new Hill home boasts expert craftsmanship and comes with a 10-year NHBC structural warranty covering major defects – and, if you buy from us, a two-year home warranty. Independent inspectors from the NHBC also check the build at multiple stages, not just at the end.

Myth: Snagging is a nightmare
Reality: Independent checks throughout the building process help us catch issues early, and every home passes a Final Inspection and Commissioning Checklist before handover. We also provide courtesy visits at seven days and four weeks to catch anything you spot.

Space and design

Myth: Rooms are smaller than in older homes

Reality: New builds are measured against the government’s nationally described space standard, whereas most older homes were built to no minimum size at all.

Myth: New builds have no character

Reality: Building materials, varied elevations and street design shape the look and feel of every development. Depending on the build stage, you may also get to choose your home’s finishes – something you rarely get with an older home without taking on a renovation or decorating project.

Myth: New builds are all identical

Reality: At Hill, we create homes for living – that means designing different homes for different lifestyles. Look across any development, and you’ll find variation in property types and sizes, thoughtfully designed to suit their location within the community.

Myth: New build gardens are tiny

Reality: There’s no ‘one size fits all’ when it comes to outdoor space. Garden size depends on house type and density, just as it does with older housing stock.

Value and everyday experience

Myth: You’ll live on a building site for years
Reality: Developments are built in phases, and occupied homes are kept separate from active construction, with strict site management throughout so you can enjoy your new home, even as the community evolves.

Myth: New builds lose value straight away
Reality: Like any new purchase, there’s a premium for being first to live in it. Over time, new build homes track the market the same way any property does.

Myth: New builds aren’t energy efficient
Reality: The opposite is true. Better insulation, glazing, and heating systems mean a smaller footprint and lower bills from day one – HBF’s Watt a Save 2026 report shows new build homeowners could save around £420 a year on energy bills.

Myth: There’s no room to negotiate
Reality: Incentives, different ways to buy and personalisation options give new build buyers more flexibility than most resale purchases allow.

When you look past the inaccurate assumptions, you’ll find that new homes offer something older properties can’t: they’re built to modern standards, backed by warranties and designed for how you live.

FAQs

How is a new build home’s quality checked during construction?

Inspections happen at multiple stages, not just at the end. This includes structural checks by an NHBC inspector, a Final Inspection and Commissioning Checklist before handover, and a separate Ready to Move In check to confirm everything’s in order.

What’s the difference between the NHBC warranty and the home warranty?
The home warranty covers fixtures, finishes and workmanship for the first two years, while the NHBC’s 10-year structural warranty covers major issues like roofing, foundations and load-bearing walls, giving you cover well beyond the initial move-in period.

How is a new build home’s energy performance rated?
New homes are assessed under the current Building Regulations and typically achieve a higher Energy Performance Certificate (EPC) rating than older housing stock, reflecting better insulation, glazing and heating efficiency as standard.

What incentives might be available when buying a new build home?

Depending on the development, this can include Own New Rate Reducer, part-exchange on your current home, moving contributions, or the ability to choose fixtures and finishes as part of the purchase, options not typically available when buying an older property.

What happens if I find an issue with my home after I’ve moved in?

You’re not left to chase it yourself. At Hill, we provide courtesy visits, so you have a structured point to raise anything you’ve noticed, with issues resolved under your warranties.
