Motion launch

Motion, our exciting collection of 300 new homes created in partnership with Peabody launch on the 26th -27th January!

The state-of-the-art development will mark the beginning of the regeneration of the Lea Bridge neighbourhood within Waltham Forest, which is London’s first Borough of Culture, by bringing urban living with a green fringe to the heart of the community. Motion will set the movement and lead the way in residential development for the area, situated just a one-minute walk away from the newly re-opened Lea Bridge train station.

All 300 homes are spacious and uniquely designed to ensure that plenty of sunlight falls into the apartments – this is due to the specific orientation of the properties planned carefully by the architects. Kitchens are finished to high specification with integrated Bosch appliances, while other internal finishes include underfloor heating. The contemporary style interior finishes range from high efficiency double glazed windows, built in mirrored wardrobes and Amtico flooring through to the living room and kitchen. Additional development perks include a concierge service and 516 secure cycle spaces.

Inspired by the borough’s art deco heritage and blends of the past, the architectural vision of Motion was drawn together by award-winning architects Pollard Thomas Edwards, who wanted to ensure that the development would stand as a landmark in the evolving borough. Three landmark blocks range from 11-17 storeys and will comprise stylish and modern studios, one bedroom and two bedroom apartments, boasting stunning views across Waltham Forest, as well as spectacular views toward the Olympic Park and central London.  Additionally, there are four and five storey mansion block inspired buildings which are positioned around a perfectly landscaped courtyard garden provides residents commanding views of the natural green space surrounding Motion – including Lea Valley and the nearby parks, such as Walthamstow wetlands and Leyton Jubilee park.

Positioned in the heart of the borough’s growing Mini-Holland network, Motion takes advantage of the Mini-Holland cycle path and pedestrian routes. Well-connected and boasting easily accessible transport links to many areas of London, cycle commuters can reach Liverpool Street in 29 minutes (4.8 miles) and Stratford in just 16 minutes (3 miles) from the development. Residents looking to reach Soho can cycle to Walthamstow Central in nine minutes where they can catch the Victoria line to Oxford Circus in a swift 20 minutes. Additionally, Lea Bridge Overground station is an ideal one-minute walk from the development. With Stratford Underground station being just a six-minute train ride away, residents can get into the City via the Central line from Stratford in just 20 minutes.

With Motion comes an active and comfortable lifestyle. Residents have a plethora of spaces to explore, discover and enjoy, giving the perfect blend of urban living with a green fringe. The development is within close proximity to the cycle path network, giving quick and easy access to recreational spaces in just five minutes, including Lea Valley Park, Epping Forest and Hackney Marshes. Convenience is around every corner, with boutique coffee shops, including Rattle & Row, local supermarkets, and small retailers, complementing the welcoming, active and connected way of life Motion promotes.

The true essence of urban living at Motion is also emphasised with Westfield Stratford, just a six-minute train ride away via the Overground at Lea Bridge station. With an array of 250 shops, canal-side dining, European-inspired bars and traditional British pubs and restaurants, Stratford’s vibrant and bustling social scene is on the doorstep for residents at Motion. Additionally, neighbouring areas such as Leyton and Tottenham, have a variety of green space for residents to discover, including Leyton Jubilee Park and the Walthamstow Westlands – Europe’s largest urban wetland. The hipster hub of Shoreditch is also nearby, offering a plethora of social hotspots to explore with friends.

Motion will be marking the start of the regeneration and renewal of Lea Bridge neighbourhood in Waltham Forest, creating a bright and promising future for the borough. Not only will there be new homes in the area, but also a new fresh and modern way of living for the community – we are excited about this development and are looking forward to working with the people in the local area to ensure future residents a new and vibrant way of living.
