      About Development

      Little Chalfont Park will be a new neighbourhood of up to 380 homes (including 40% affordable), an additional 100 retirement homes, a 60 room care home, a mixed-use local centre, land safeguarded for educational use and over 50% of the site is retained as open landscape including play and wild areas which encourage life outdoors amongst the landscape. The development will enhance and protect the existing woodland and parkland, and create a Valley Park offering a playful and active heart of the neighbourhood.

      Little Chalfont Park will be a place to get together, investing in healthy living and building a strong community. There will be attractive connections by foot and cycle to the nearby Little Chalfont village centre and railway station. The aim is to create an exemplar community, knitting into its landscape, supporting wildlife and promoting sustainable living at the edge of the Chilterns.

      As well as providing a mix of much needed new homes, 40% of which will be affordable housing, Little Chalfont Park will bring a range of local amenities for both existing and new residents.

        August 2025 Update

        We are starting enabling works from the existing entrance off Lodge Lane to the proposed footbridge over the rail line between our site and Oakington Avenue. This shall consist of necessary works to allow the movement of machinery, for the Bridge to be installed at a later date. Works shall include:

        • Widening the existing entrance on Lodge Lane
        • Installing haul roads from the Lodge Lane entrance across our site to the bridge location

        We expect the enabling works to continue through to December 2025. During this time deliveries shall be required and will be directed to arrive at site using A404 – Burtons Lane – Lodge Lane. This is necessary works to allow the movement of machinery, for the Bridge to be installed at a later date.

        September 2025 Update

        We have produced an indicative timeline to inform you of the works that are coming up on site. 

         

        • Piling for footbridge - this work will also include groundworks an forming the concrete bases, it will start on the North side of the railway - Oakington Avenue - and will move to the South side - development side. (approx. 8 weeks)
        • Enabling works for the bridge delivery/assembly - The bridge delivery and assembly will take place on the South side. (approx. 6 weeks)
        • Demolition of Homestead Farm House - Taking place to the rear of Loudhams Wood Lane
        • Topsoil removal and levelling the land - We will strip the topsoil with excavators, to be reused later. Then we will bring the high levels on site down, and those areas that lie low will get built up
        • Delivery and assembly of the bridge - The bridge delivery and assembly will take place on the south side (approx. 4 weeks)
        • On 25th December the bridge will be lifted into place from the South side of the railway track

        November 2025 - Burtons Lane Traffic Management

        Location: Burtons Lane / existing Homestead Farm entrance to Little Chalfont Park
        Dates: 24th November – 28th November 2025

        The Electric Board will be carrying out works in the location outlined above from Monday 24th November to Friday 28th November.

        The essential works include, lowering the depth of existing high voltage electric cables underground to allow us to carry out site infrastructure works including forming a new entrance on Burtons Lane. This is part of our Section 278 – legal agreement as part of our planning approval – to make highways improvements.

         

        To allow the essential works to be carried out safely, traffic management measures will be in place across the duration. These may include:

        • Temporary lane closures or narrowed lanes
        • Traffic cones and signage
        • Traffic control personnel where necessary

         

        They will be in contact to outline specifics of the measures. Access for residents, pedestrians, and emergency services will be maintained at all times. However, there may be short delays while works are being carried out, and we kindly ask for your patience and cooperation.

         

        We apologise for any inconvenience this may cause and appreciate your understanding while these important works are completed.

        December 2025 - Bridge Installation Over Christmas

        Pedestrian bridge install to take place on 25th December

        TEST LIFTS

        The lifting team installing the bridge will carry out approximately 2 - 3 test lifts on Wednesday 24th December, these are not anticipated to be noisy but there will be lights on the cranes and communication between the people carrying out the work.

         

        BRIDGE INSTALL

        The install is planned to take place in the early hours (3am) of 25th December from the South side of the railway i.e. within site. The lift itself should take approximately 3 hours, planning to conclude in the early hours of Christmas Day.

        The lift taking place as outlined above is dependant on weather conditions. The full railway line closure is from Wednesday 24th December - Saturday 27th December, so if the lift can’t initially take place as above, the team will wait for ideal weather conditions within this timeframe.

        There will be some members of the install team positioned on the North side (Oakington Avenue) of the track, with associated vehicle movements and parking. There will likely be some flashing lights from the cranes, ‘task lighting’ to light the area of work during the lift, low level talking/radio comms and movement. The team will be briefed on working within close proximity to residents and try to keep disruption to a minimum.

         

        CLEARANCE OF MACHINERY

        Once the bridge is in place and secured, the team will stop working and leave site promptly. The teams will return to site on Monday 29th December to de-mobilise the crane, ready to be moved on 30th December.

      What are the site working hours?

      Our site working hours are: Monday – Friday 8am – 6pm and Saturday 8am - 1pm. No work will take place on Sundays or public holidays. We do our best to keep noise and disruption to a minimum during these times. However, at times there will be a certain level of noise which is unavoidable. We apologise in advance for any disturbance.
